Introduction to Finance for Real Estate Development

"Form follows finance." The vision, planning, architecture, and design of great places depend on the ability of developers to project, secure, and manage the necessary financing. Successful real estate development relies on sound financing, whether the scope is a single building or an entire planned community, and whether the type is residential, retail, office, industrial, or a mix of uses.

This intensive introduction to real estate finance teaches the basic concepts and tools used to analyze the financial feasibility of real estate development. The seminar provides those without a strong financial background with the necessary training to communicate effectively with real estate professionals.  The course includes case studies and class sessions with experienced real estate educators and practitioners. Although no prior background in finance is needed, there is required reading prior to the course.

This seminar will educate attendees on:

  • Revenue and expense analyses

  • Measures of internal rate of return on investment

  • Financial leverage and financial risk

  • Lenders' algebra and basic market analysis

  • Real estate development case studies, including material on developing New Urbanism and Smart Growth real estate projects

Instructors:

  • Tod McGrath, lead course instructor, is a finance instructor in MIT's Department of Urban Studies and Planning.  He has taught real estate finance and investments, real estate capital markets, and spreadsheet analysis at MIT, and has analyzed numerous real estate transactions for developers, institutional investors, lenders, and tenants.

  • Charles C. Bohl is a research associate professor and director of the Knight Program in Community Building, University of Miami School of Architecture.

  • Lynn Fitzpatrick is a consultant to government and private sector developers.

  • William Gietema, Jr. is co-founder and CEO of the Arcadia Realty Company, which has developed more than twenty residential and mixed-use communities in Dallas-Ft Worth, Austin, and San Antonio, Texas. These projects have spanned the development spectrum from greenfield to infill and greyfield. Bill is responsible for the company’s entitlements, land planning and development operations. He holds a master’s degree in Real Estate Development from the MIT Center for Real Estate.

  • Dr. Andrea J. Heuson is an associate professor in the Finance Department at the University of Miami School of Business.

  • Lee S. Sobel is a specialist with the U.S. EPA Smart Growth Program.

Tuition:
$900 ($450 for public sector/nonprofit employees and UM faculty, staff, and students)
$120 for FL AIA Continuing Education credit
